We were notified recently that the Planning Department will be postponing the Advisory Agency hearing set for this Tuesday, December 6.

In addition to the requests by the NCs and the Council Office, the applicant also stepped up and agreed to the hearing postponement, in recognition of the community’s interest in the matter.

New notices will be sent for a new hearing, likely to be set for January.

unnamed-20The project proposes the demolition of an existing shopping center and associated parking lots, and the construction, use, and maintenance of a new 500,000 square-foot mixed-use development consisting of 440 residential dwelling units and 64,650 square feet of commercial space, having a total of 937 onsite parking spaces within one basement and one subterranean level of 194 parking on a 7.95 acre site. The project will be a maximum of 54 feet in height. The project is concurrently requesting a Vesting Tentative Tract Map for the merger and resubdivision of the project site for condominium purposes.

Stakeholders in Granada HIlls may also be affected in terms of traffic impact, increased density, and parking.

  1. Thank you for this website information regarding the SFMW development project. I did not receive the Dec 1 noise as none of my neighbors did. It was brought to my attention by word of mouth. I live directly around the corner from the proposed development project And I would appreciate receiving notification as my good neighbors would on Collett Avenue. Respectfully, A 15 Year Resident

  2. I am a 38 year resident who lives a very short distance from the proposed location and I chose to live here largely based on the fact that high density housing zoning wasn’t any where near this part of Granada Hills. I hate being around all the problems associated with high density housing.

    I am appalled that this project seems to have received preliminary approval before I even heard about it and the only meetings I see planned are during the work week when most local residents like me can’t attend.

    The sheer size of this ultra high density complex is sure to destroy the peaceful suburban environment I moved here for and turn it into another crowed extension of the inner city complete with all the traffic jams, parking problems, and short tempers I moved here to avoid.

    There are plenty of parts of the valley where high density housing has been the norm for decades, and this is not one of them.

    We don’t have enough street volume to handle that many more cars, and in fact the closest freeway on-ramps barely accommodate rush hour traffic as they have now without bringing traffic on our main streets to gridlock and forcing cars to speed though sleepy residential streets full of kids.

    I’m sure this massive facility will be just like all other large apartments, and decimate parking for blocks around for people who don’t deserve to have the parking availability normally associated with single family dwellings destroyed by hundreds of new residents and their guests who will now also need a place to park. What’s next, new parking restrictions, parking meters, permit parking only….. oh but always remember the same city that is allowing this to happen will be doing it because they just want to help!

    I have no doubt this project will destroy nearby property values and make thousands of the people who already live here miserable. I don’t care if this site is turned into more single family homes, but I do not want this neighborhood destroyed by introducing high density housing in the middle of a preexisting residential neighborhood.

    There are abundant locations for housing complexes like this only 15 minutes away where they won’t bother anyone. There is no excuse for altering zoning so your can inflict one on our neighborhood just because you can.
